What Are the GHMC Building Permission Plan Approval Requirements?
Fill application form and submit all documents along with the processing fee.
The concerned officer (Assistant City Planner-ACP) receives the form upon which, he visits the site. He’s to take pictures of the site and report his findings online.
The application is then examined by the upper authorities as the Chief City Planner (CCP), addl. CCP, Commissioner(P&P) and the Building Committee.
The building committee then reviews the recommendations and then either approves, rejects or suggests revision of plans.

If the proposed building is below 10mts, then these following documents are to submitted.
Endorsed building application by architect, owner or engineer.
Building permit of ₹10,000 to be paid as primary fee.
AutoCAD designs in PreDCR format with location, site plan, rainwater harvesting plans, terrace and mortgage plan signed by builder, owner, architect and structural engineer.
Disclosure form signed by owner and verified by a gazetted officer.
NOC and approved plans from fire department.
Building use certificate by HMDA
Structural durability certificate by accredited engineer.
Up-to-date encumbrance certificate issued by the department of registration
Up to date Property Tax Receipt.
Any other document submitted by the applicant.

If the proposed building is below 10mts, then these following documents are to submitted.

GHMC Building Permission Process to apply
Visit the official website www.ghmc.gov.in, visit online payments and click on DPMS.
You will ber required to login using login credentials. Incase of being a new user, register with email address and password. Register either as architect/ engineer/ LTP’s Registration or as Developer/Citizen Registration.
Once logged in, select new application and fill in the required information. And pay the initial fee
Fill in all information regarding the proposed plan with site details.
Next, fill in the information about engineer/architect along with applicant information, structural engineer and developer information under the applicant information tab.
In the following step, crosscheck the application checklist with the information entered and the records submitted.
A temporary file is generated, which will remain valid till the final payment. Then you receive a permanent file number.
GHMC sends SMS and updates of approvals on website.
After the final approval, GHMC provides permission order and sanction plan through mail.

Failure to Obtain GHMC Building Permission
In the case of rejection of the GHMC building permission, it falls under GHMC permission breach. This case may arise as of specific conditions just like the GHMC council refused it for not submitting the desired documents or never been applied.
It is illegal to defy the GHMC enforcement notice without obtaining the previous municipal permission for house construction. If the building plans don’t seem to be sanctioned, illegal construction would be demolished.
